It’s expensive to live in Orange County and that means it’s pricey to maintain homes in Orange County as well. Did you know there is a program for eligible homeowners to apply for a roof replacement grant? Applicants who fall within certain income limits and who meet other qualifications may be able to receive a roof grant at NO COST!
Here are some of the requirements from the Housing & Community Services Department County of Orange:
-The home must be a primary residence for the applicant
-The homeowner must have no bankruptcies in the past 18 months
-The homeowner cannot be carrying a home loan that is higher than 90% of the fair market value of the home
-The homeowner cannot have more than $50,000 in liquid assets
-The homeowner cannot have more than $150,000 in assets EXCLUDING their home equity
-The home cannot be valued higher than 120% of the Orange County median sales price
-The homeowner must not have received a County loan or grant anytime in the last 15 years
-The homeowner must meet the income limits in the chart here.(if the chart is out of date please contact them for updated guidelines)
Any homeowners who fit all of these criteria could be eligible for consideration. As Costa Mesa real estate experts who deal with Orange County real estate, we know how important the ‘bones’ of the home are to buyers. A roof not only needs to “look” good, it needs to function well. A roof is something that homebuyers look at with a critical eye because it is an essential item and when it needs to be replaced it can be pricey. The rule of thumb is that roofs last 10-15 years. When a roof is at the end of its lifespan, sellers either need to take necessary measures to repair or replace it, or they need to be willing to reduce the home price to accommodate that expense since it will be a large one for buyers.
