Costa Mesa Room Makeover

Room makeovers are exciting and people often think they are pricey. However, they can be done on a budget. Inspired by an article in Better Homes & Gardens Magazine where a designer did a room makeover for $350, we put ourselves to the same challenge. We held a contest and selected a winner who wanted their master bedroom to get a makeover. Here’s the result and their reaction:

How We Did It

First of all we want to give a big thank you to Yong with Crystal Painting and  Diane Gray Concialdi with DC Redesign Real Estate Staging & Conceptual Design.

Yong donated paint and and painted a neutral, beige accent wall that complements the furnishings and is a tasteful color in case the couple ever decides to sell their home in the future. (Home staging 101 – Neutral colors are best!) We call upon Yong’s painting team all the time when we are preparing homes.

Diane assisted with picking out the decor, helping us find amazing discounts through her contacts at Macy’s, and the final arrangements on the ‘Reveal’ day. Her company can help with staging for any budget and also uses the latest technologies to conceptualize how a room would look if remodeled.

A special thanks to Macy’s. Since the winners, Julieta & Ryan, had nice furniture, we were able to keep what they had in place and redecorate to fit their space. We focused on their bedding, which we got at a major discount thanks to the help of our friends at Macy’s. By shopping great sales you can save major bucks. In fact the comforter set and pillows we bought were discounted from $350 to $134.99. Plus the bluish-green color of the comforter is a very hot color this season and it’s also very peaceful and relaxing for a master bedroom retreat.

The euro sham pillows were bought at IKEA.  Since they are for show and not going to be used they really dress up the room for very little cost. Each one was only $6.99!

The curtains were found at Target and matched the bedspead perfectly. They are a blue-green sheer stripe that irons easily and helps create a light, airy feeling rather than a dark, weighed down one like the former ruby curtains created. Over by the bathroom, we decided to use matching curtains but used 2 to create a symmetrical look and then bought some traditional gold tassels to tie them back.

We moved some pieces around to add more space and create a cleaner look in the room. For instance we moved the hamper and glider from the room to make it feel larger.

Also, we borrowed a photo of the happy couple that was in the hallway and put it next to the bed. They were thrilled when they saw it! It added a little of their spirit to the room.

Decorating Tips for Fall

Decorating for fall is something a lot of people look forward to, even in Sunny Southern California. Here are a few tips, some of which are from one of our favorite design websites, Freshome, that will work whether you are decorating for the season or home staging for a real estate sale.

  1. Artwork that depicts autumn foliage, scenes – great in common areas like the foyer, living room, dining room.
  2. Centerpieces for dining table/coffee table – red or yellow apples are nice touch. Or pumpkins.
  3. Dress up the mantle with pumpkins, candles (pumpkin spice is a suitable fit now)
  4. Delicious fall scents like apple pies, simmering apple cider, cinnamon sticks, and chestnuts roasting on an open fire.
  5. Pick autumn colors to accessorize your pillows, throw blankets (for those chilly nights), area rugs, towels.

Kitchen Trends of the Moment

Kitchens are considered to be one of the most important rooms in a home and that’s especially true in real estate. Buyers choose homes based on the kitchen – Is it big enough? Is it the right style? Is it functional? Does it need upgrading? So what’s hot now in kitchens now? According to Joaquin Erzao, here’s a few kitchen trends you should know about, also seen in one of our favorite blogs, Styled, Staged & Sold.

  1. Our personal favorite & a sign of the times – high-tech kitchens! Besides just faster and more efficient appliances, there are now refrigerators and range hoods that feature built-in TV’s and DVD players!
  2. Going green in the kitchen. More and more people are choosing sustainable materials. There are a variety of cabinetry, countertop, flooring items and more that can be considered ‘green.’ Also, buying products locally is another way to be eco-conscious. There are a number of local options we can help you locate.
  3. Sinks are getting fancier & supersized.  Have you ever had trouble filing a large pot? Larger sinks are here to help solve that problem. Also as we grow more water-conscious, especially in Southern California, water-conserving faucets are becoming more popular. Another cool feature of a trendy sink – a cutting board. Brilliant way to get those cutting boards cleaned!
  4. Neutral colors are home in your kitchen too.  In terms of real estate we often advise sellers to paint rooms a neutral color. Neutral colors don’t have to be boring. Neutral colors allow you to decorate in a way that can allow your décor to pop! This is also helpful for sellers because if their décor is taste specific, it is easy to tone it down when showing the home to potential buyers.

Congrats to the Room Makeover Contest Winners!

Costa Mesa Real Estate Is Affected By Home Improvements

Costa Mesa real estate company Torelli Realty provides useful news & tips for Costa Mesa homes.

Costa Mesa real estate is a great investment and time and time again we see Costa Mesa homes making quality home improvements. Here’s a few reasons why this is a positive trend for Costa Mesa real estate:

-Quality improvements are more durable and last longer

-Better materials show pride of ownership

-Typically when homeowners make long-lasting home improvements, it indicates that homeowners intend to remain in the home for a longer term. Home values tend to be higher in established areas.

 For example, one of our newest Costa Mesa homes for sale in South Coast Metro has made all the right choices in terms of home upgrades.

For a home of this size, stainless steel appliances are the standard that most buyers would expect or desire because they are durable and sleek. The cost is a bit higher than standard black or white appliances however this investment is one that is worth the cost.

-For just under $13,000, the homeowners updated two bathrooms with classy finishes. According to Remodeling Magazine’s Cost vs. Value Report 2009-2010 the average midrange bathroom remodel in Southern California cost $18K. It follows that 2 bathrooms would normally run about $36K. These bathroom projects combined cost nearly 1/3 of that amount! The look of the bathrooms is classic and the quality of the materials reflects that style.

-For $5,500 the homeowners installed custom porcelain Italian flooring throughout. The sleek design is modern and complements the architectural features in the home. The cost spent was comparable to the amount it would cost to lay hardwood floors. Yes, it was more expensive than carpet however tile is a feature that adds value to a home. The material is long-lasting and will be a hit with buyers.

-For $5,400, baseboards were added to every room, crown molding was added to all the bedrooms, and the kitchen was given a coffered ceiling. The finished look of all these room is worth every penny of this investment. The amount spent is reasonable for a house with nearly 2,000 square feet. These fine touches show pride of ownership and create wow factor.

-The homeowners spent $10,500 installing Milgard double-pane low-e windows and sliding doors throughout the entire home. This improvement packs a triple punch. First of all, homeowners can’t go wrong with replacing windows and doors for homes because they are an essential part of the home. Also, the owners chose a high-quality brand. Finally by picking energy-efficient windows and doors the home will be more energy efficient and help to keep utility costs lower over the long term.

-For $4,400 recessed canned lighting was installed in all the bedrooms, baths, and kitchens.  For that price they put in 40 lights! An upgrade like this may not seem like a big deal however it’s a great way to add value. Recessed lighting helps to brighten up the space and is a stylish look.

These are just some of the remodeling projects that the homeowners in South Coast Metro tackled before listing their home for sale. If you want to check how your home improvements can affect the value of your home, it’s a good idea to check with your local Realtor who understands the market conditions. On Zillow, there is a cool feature that allows homeowners to update the improvements and features of their home and see how that impacts the value. Again, a local Realtor can give you a more subjective analysis however it’s key to note that a website like Zillow supports the fact that home improvements do alter the value of homes.

Summer is Here & So Are Hot Deals! – Appliance & Decor Deals for Costa Mesa Homes

Who doesn’t want a great deal? With Orange County being one of the most expensive counties in the nation to live in, we know you want to keep your costs low, so we’ve got some tips that will help you find great deals on items for your home. Here’s a list of a few ways to get a great deal. Some come from Better Homes & Gardens Magazine, and some are courtesy of our Costa Mesa Realtors at Torelli Realty.

1. Now that it’s summertime, it’s sale-time! Here are some tips for key sale times for household items:

-appliances go on sale holiday weekends

-cookware goes on sale in May, June, and December

-electronics go on sale in Spring & early summer (as well as Black Friday & Cyber Monday)

-personal computers go on sale in August & December

-patio furniture goes on sale after Labor Day (though you might all ready be able to find hot summer deals!)

-paint is on sale during the summer

-mattresses can be found on sale May-August

2. Follow your favorite shops/businesses on Facebook & Twitter… They often announce special sales that way. (You can follow us too – on Facebook & Twitter!)

3. For all you garage sale and auction fans, sign up at estatesales.net for updates in your area. (And go ahead and mark your calendar for the next Torelli Realty sponsored garage sale on Saturday, July 17, 2010 in South Coast Metro.)

4. You can often find great deals on ShopGoodwill.com for home décor items and items for the house. 

5. Art can be pricey but if you visit etsy.com or Ugallery.com deals can be found on unique artwork created by recent art school grads. (You never know, you could have the next Picasso!)

6. Home décor rule – pick pieces with the fewest materials and embellishments when you shop for home décor at discount stores. Classic and simple looks clean and tasteful. (Tip: This is the best way to stage a home so that it will appeal to the broadest range of buyers.)

7. Shop for scratch and dent items. You can buy appliances off the showroom floor for less. Or you can check out the “secret” section at Ikea for items that need a little love (back behind the registers – you never know what you’ll find!)
